Visionary Architecture by Arquitectonica
Designed by the legendary architect Bernardo Fort-Brescia, founder of the world-renowned firm Arquitectonica, the project will feature two spectacular 20-story towers (rising approximately 293 feet) that will become a new Miami icon. This elegant feature rises from the ground to form a sculptural crown, while also cleverly separating the wraparound terraces on each floor to provide enhanced privacy. The development emphasizes a pedestrian-friendly enclave with manicured grounds, public art, and grand, double-height lobbies.

The development will feature a boutique collection of 164 luxury residences, complemented by 12 exclusive three-story townhomes and four expansive penthouses. Two of these premier penthouses will feature their own private pools.

Development & Project Details
This landmark project marks Kolter Urban's significant entry into the Miami market. The development will span a 0.928-acre site, which will require the demolition of eight existing structures, including the iconic Biscayne Medical Plaza.
The plan consists of the East Tower (3801 Biscayne) with 85 units and the West Tower (3883 Biscayne) with 79 units, for a total of 164 residences and 2 lodging units. The podium will house 374 structured parking spaces and 8,874 square feet of commercial retail space to activate the streetscape.
Plans for the development were submitted to Miami's Urban Development Review Board (UDRB) on May 21, 2025. Notably, the project was meticulously designed to comply fully with Miami's T6-12-L and T4-R zoning codes, requiring no waivers or variances.
