You only set the original list price once. In my experience, a listing gets the most buyer attention in its first weeks on the market, and a price that misses costs you that window. I price with the numbers for your building, your line, and your floor, not with a hunch.
The median value of a $4M+ condo runs from $5.0M in Coconut Grove to $8.2M on Fisher Island. Knowing the median in each area, and what has sold there in the last 12 months, shows you what your money buys in each one.
